Buyukcekmece is known in Istanbul as a retirement village. Just 30 mins from the international airport, but a good 90 minutes from the main business district, most Turks retire to Buyukcekmece, and the remaining homes are generally used as holiday homes for Turks vacationing in the summers. During Ramadan, most working families will spend long weekends in Buyukcekmece. The region offers peace and quiet, with no high rise buildings allowed. Many villa compounds and apartment complexes can be found at affordable pricing.


Blessed with wide open land, all on the Marmara sea front, Beylikduzu can offer low priced vacation homes with full sea views. However, Beylikduzu is large, made up of 11 districts. Thus not all districts are equal to each other, with some districts best avoided due to their industrial make up, e.g. the district of Merkez is an industrial region. Below we have summarised the two regions offering the best Marmara sea views.

Beylikduzu - Gurpinar district

A unique proposition is offered in Gurpinar - Lake and sea views in one hit! Gurpinar is similar to Buyukcekmece in that most residents are retirees and local white collar middle class employees. A pristinely kept sea front offers cafes and restaurants, and much sea dwelling activities, such as surfing clubs, yacht clubs etc. Gurpinar works ideally as a vacation home to foreigners.

Beylikduzu - Yakuplu (West Marina)

Yakuplu transformed as region following the construction of Istanbul’s second largest Yacht marina. The marina converted the region from deserted no man’s land to luxury sea front residences. The district is now the most expensive in the Beylikduzu region due to its low density residential compounds, and all encompassing lifestyle set up. Malls, hospitals, universities, have all now moved or are about to move into the region.


Avcilar is a small district yet densely populated. The humongous Istanbul University campus in the area means that the region is popular with students. Avcilar offers sea views as standard, however due to the dense nature of the property in the region, most international buyers are put off by the traffic and sheer hectic nature of the area.


Bakirkoy is home to one of the largest airports in the world - Ataturk International of course. It is also home to the elite Atakoy Marina. Atakoy has always been home to the elite class of Istanbul, but with the upgrade of the Marina, Atakoy took a further step up. Today, Atakoy is home to the Sea Pearl project, one of Istanbul’s, if not Europe’s, most expensive real estate projects.

Atakoy offers gourmet dining, elite and expensive malls, alongside apartments finished to the highest grade.

Also flirting with the sea front is Florya, but due to its proximity directly underneath the flight path, Florya has been left behind by Atakoy.


Kadikoy, on the Anatolian side offers the best Marmara sea views - overlooking the Prince’s Islands. Sea front apartment blocks can be found in Caddebostan and Fenerbahce, at a premium - the region is famous for being home to wealthy sports and TV personalities.

Fikirtepe, set back a few kilometres from the sea front, also offers elite residence lifestyle, combined with excellent investment potential. Projects at the top of a hill offer unique triple views - Bosphorus, Marmara sea, and Prince's islands.
