About this project

One of Turkey's largest construction company began making modern dormitories for students. This project, which is the third one in Istanbul, was designed with a completely modern dormitory concept.

The project, which consists of 3 blocks and 164 rooms, can serve 450 students. With a construction area of 15,000 m2, the dormitory serves only female students.

This project, which thinks of everything for the students, includes all the social facilities from A to Z. playstation room, music room, cinema etc.

One of the rapidly developing districts of İstanbul thanks to its central location, Kagithane is truly an attraction centre with its closeness to Levent-Büyükdere Avenue, linking roads, Shopping Malls, education institutions and hospitals. Kagithane provides easy and traffic free access to all parts of the city, Sisli, Taksim, Besiktas, are all within 10 minutes drive. Alternatively a quick drive to the Vadi Istanbul mall provides access to world class brands, and Istanbul's growing metro network. The world famous Bosphorous is a quick 10 minute traffic free drive via Istanbul's growing network of road tunnels.

Regional information

The local region is a protected forest zone - you will literally be inside a valley surrounded by forests. Formerly an industrial region, the empty plot has been developed into an area of outstanding natural beauty. With no further development permitted, your forest view will never be spoiled.

Althought technically in Sariyer, this is an undeveloped forest region of Istanbul. This is a neighbourhood of a selected few complexes of this type, and hence feels a million miles away from Istanbul - yet you are with 10 minutes of major landmarks like the Bosphorus, top class schools and private hospitals, the huge Istinye park mall, and Turkey's biggest football team (Galatasaray).

With Bosphorus front villas changing hands for over 80 million dollars, Sariyer is up there with Champs-Elysees, Paris and Hampstead, London. With the most of Sariyer falling into a protected zone of Forests and the Bosphorus protection zone, supply of genuinely high grade homes is limited. Bosphorus front villas rarely change hands, and construction is limited in general to two storeys.

Very rarely, in areas like Maslak, and Seyrantepe, tall skyscrapers have been allowed - yet these will be restricted to a very small number. Hence upon completion, high quality complexes will be in short supply, yet demand remains very high.

This has pushed prices in the region, and this means rental yield is below the Istanbul average. A purchase in this region from an investment aspect will be based on the capital appreciation, and not the yield. Expect excellent capital appreciation in the double digits each year, and expect to be able to sell your home here a lot sooner than other regions of Istanbul.
